Where Most Projects Actually Begin
You don't need land, an architect, finished plans, or even a firm decision on renovate-versus-rebuild before you call us. A lot of the homeowners we work with in Medford, Cherry Hill, and the surrounding South Jersey communities start right here, with an idea and a lot of questions, not a finished plan.
Whatever kind of project you're considering, a new custom home, a renovation, an addition, or a tear-down rebuild, it starts with the same early decisions: what's realistic, who needs to be involved, and what the process actually looks like.
The Questions Worth Answering First
Every project starts from a different place: a property you're not sure is buildable, a renovation whose scope you can't quite picture yet, or a decision between adding on and starting over. This is where those questions get sorted out, before you're locked into an architect, a budget, or a direction that turns out to be the wrong one.
Mix and match, or if none of these land, tell me what's off about the direction, too formal, still too close to the other pages, wrong emphasis entirely, and I'll try something else.
What This Stage Actually Covers
Before any project moves into construction, there's real work to do: evaluating the site or the existing structure, setting a realistic budget, figuring out the right architect, engineer, and designer for the project, and working through the approvals that come before anyone breaks ground.
We coordinate that process for you. That includes pre-construction planning, bringing in and coordinating the right architect and engineer, working alongside interior and landscape designers, and managing the planning process from first conversation through finalized plans. If you already have your own architect or designer, we're glad to work alongside them. If you don't, we'll help you put the right team together.
How We Coordinate the Right Team
Every project needs a different combination of people, an architect, an engineer, an interior or landscape designer, depending on scope. We don't perform architectural or engineering work ourselves, but we manage that coordination so you're not the one chasing down three different professionals and trying to keep them on the same page.
Plans change as a project takes shape, that's normal. When they do, we make sure everyone involved stays aligned, rather than letting details fall through the cracks between the people working on your project.
How We Approach Planning
This is what happens during the Envision phase of Our Process, the earliest stage of any project, whatever direction it ends up taking.
- First conversation. You talk directly with us about what you're considering, even if it's not fully formed yet.
- Site or property evaluation. We look at what you're working with, whether that's an empty lot, an existing home, or a property you're considering.
- Team coordination. We help assemble or coordinate the right architect, engineer, and designer for your specific project.
- Planning and approvals. Plans get developed and worked through zoning and permitting before construction begins.

No. Planning and design coordination is part of how we work with you on any project, not a standalone service.
What does design coordination actually include?
Working with the architects, engineers, and designers your project needs, and managing that process so you're not doing it yourself.
What if my architect and I don't agree on something during the project?
That happens more often than people expect. Part of what we do is keep everyone on the same page, you, the architect, the engineer, so disagreements get worked out early instead of showing up as a construction delay later.
